There are 2 kinds of modular "on frame" and "off frame". like the name a on frame will be set on the steel frame like a doublewide but will be built to modular code ie: timber size and spacing, electrical systems and plumbing. Some banks/lenders do not lend money for on frame modulars and the resale will run around %10 to %25 less than a off frame. Off frame modulars cost around the same as an on frame modular but they do force a few other options that add to your cost ie: crane to set the home on a load bearing block/brick wall. The crane runs around $ 3000 to $ 5000. The load bearing foundation can cost 6,000.00 to 20,000.00. If you might be selling the home you will want to spend the extra money and go to the off frame modular for a faster resale with more profit than the on fame. WHAT AFFECTS THE PRICE OF YOUR NEW HOME
The more sections in your home the more the freight, set-up cost and roof work thus the more the per sq. ft. cost to you is. ie. a 1700 sq. ft. 3 section " t-ranch" will cost $20,000. to $35,000. more than a 2300 sg. ft. 2 section ranch. 32 wide homes must have a special permit to go on the roads thus the delivery cost is much higher. The very best value is a 2 section 28 wide off frame cape cod with the upstairs unfinished. The cape will have the highest resale of any home even without touching the upstairs. Regardless of the best value only you can deside the type of home that is right for you, not the sales person !
